The Electrician’s Renovation Checklist

⚡ Electrical Renovation Checklist

A step-by-step guide for estimators and electricians working on renovation projects. Use this checklist to avoid missed scope, hidden costs, and compliance risks.

📋 Pre-Construction / Site Review

  • Verify as-built drawings (often outdated or missing).
  • Identify live circuits and confirm shutdown/lockout procedures.
  • Inspect existing panels, feeders, and service size for capacity.
  • Walk the site for concealed conditions (ceilings, walls, underground).
  • Note any hazmat risks (asbestos, PCB ballasts, lead paint).

🏗️ Scope & Coordination

  • Define demo vs new work clearly.
  • Coordinate with A/S/M/E/P drawings for penetrations and access.
  • Cross-check with other trades for pathway conflicts.
  • Confirm temporary power requirements during construction.
  • Identify phasing/sequencing in occupied spaces.

💡 Takeoff & Design Review

  • Verify fixture counts and types vs schedules/specs.
  • Review device layouts (switches, receptacles, special systems).
  • Trace risers/isometrics and reconcile with floor plans.
  • Match panel schedules with drawings; flag discrepancies.
  • Confirm special systems (data, fire alarm, controls) scope.

⚙️ Materials & Equipment

  • Identify reuse vs replacement of equipment.
  • Confirm conduit/wire methods (EMT, MC, surface vs concealed).
  • Check for code upgrades (AFCI/GFCI, surge protection, grounding).
  • Review specs for approved manufacturers and alternates.
  • Add fire caulking, seismic bracing, supports/hangers if required.

👷 Labor & Logistics

  • Apply renovation productivity factors (tight ceilings, occupied spaces).
  • Plan shutdowns and tie-ins carefully.
  • Account for after-hours work where needed.
  • Verify safe access/egress paths for crews.
  • Include PPE, permits, and safety spotters for energized work.

📝 Closeout & Compliance

  • Confirm required testing (megger, grounding, lighting controls).
  • Plan for as-builts, O&M manuals, and commissioning.
  • Verify warranty requirements and durations.
  • Document clarifications, exclusions, and assumptions in the proposal.

✅ Use this checklist on every renovation project to build accurate estimates and protect your scope.
