Learn the Basics of Plan Reading & Estimating

1. Understanding HVAC Plans

  • M Sheets (Mechanical): Main reference for ductwork, equipment, air devices, and piping.
  • A Sheets: Coordinate ceiling heights, locations for grills/registers, and access panels.
  • Schedules: Equipment, diffusers, and register schedules define types and capacities.
  • Section & Detail Views: Help determine duct heights and routing clearance.
  • Mechanical Notes: Always review general notes for scope and spec compliance.
Highlight duct mains vs. branches using different colors during takeoff!

2. Takeoff Basics

  • Start with duct mains, then move to branches and diffusers.
  • Record duct size, type, and linear feet — separate by gauge if needed.
  • Count fittings: elbows, reducers, transitions, taps.
  • Log equipment: RTUs, AHUs, exhaust fans, etc.
  • Include accessories: dampers, flex, hangers, and curbs.
Use the riser or isometric to verify vertical runs and roof penetrations.

3. Manhour & Labor Estimating

  • Rectangular Duct (22GA): ~0.35 hr/ft
  • Spiral Duct: ~0.20 hr/ft
  • Flex Duct: ~0.10 hr/ft
  • Diffusers/Registers: 0.5–0.75 hrs each
  • RTUs/Fans: 4–8 hrs depending on size and curb
Break labor into categories: ductwork, accessories, equipment — and total separately!

4. Building the Estimate

  • Material Cost: Calculate per duct type, fittings, insulation, grills, and equipment.
  • Labor Cost: Total manhours × labor rate (e.g., $85/hr)
  • Sections: Ductwork, Equipment, Air Distribution, Piping
  • Overhead & Profit: Add percentage based on company standard
  • Final Total: Material + Labor + OH&P
Use prebuilt assemblies for duct accessories like VAVs, volume dampers, and flex drops.
