Learn the Basics of Plan Reading & Estimating

1. Understanding Framing & Drywall Plans

  • A Sheets (Architectural): Review partition plans and wall types.
  • S Sheets (Structural): Check framing layout, stud spacing, headers, and shear walls.
  • Wall Types Legend: Defines interior/exterior assemblies, layers, and insulation.
  • Section Views: Clarify wall heights, soffits, ceilings, and fire assemblies.
Use wall tags and type key to confirm layers and insulation requirements!

2. Takeoff Basics

  • Start with linear footage of each wall type.
  • Break down by framing type: metal or wood stud.
  • Note height of walls for board area calculations (LF × Height).
  • Include backing, headers, blocking, bracing, and fire stopping.
  • Account for ceilings, soffits, bulkheads, and shaft enclosures.
Always check ceiling plans for drywall coverage outside of wall areas!

3. Manhour & Labor Estimating

  • Metal Stud Framing: ~0.12–0.15 hr/SF
  • Wood Framing: ~0.14–0.18 hr/SF
  • Drywall Hanging: ~0.12 hr/SF
  • Taping & Finishing: ~0.15 hr/SF (Level 4 finish)
  • Ceilings & Soffits: Add 20–30% extra for complexity
Factor in layout time and access limitations — especially on multi-story jobs!

4. Building the Estimate

  • Material Cost: Track studs, track, drywall, screws, tape, mud, insulation, and clips.
  • Labor Cost: Total manhours × crew rate (e.g., $70/hr)
  • Assemblies: Estimate by wall type or SF as grouped bundles.
  • Overhead & Profit: Add based on margin (typ. 10–20%)
  • Total Estimate: Material + Labor + OH&P
Use area takeoffs by room or unit to simplify large projects.
