Learn the Basics of Plan Reading & Estimating
1. Understanding Electrical Plans
- E Sheets (Electrical): Main source for lighting, power, panels, and systems.
- A Sheets (Architectural): Verify outlet locations, lighting coordination, ceiling heights.
- Riser Diagrams: Show vertical relationships — critical for panel, feeder, and conduit routing.
- Panel Schedules: List breaker sizes, loads, and circuiting.
- Symbol Legend: Always refer to this first. Custom symbols vary by project!
Review the electrical one-line and riser diagrams early to get a sense of system size and complexity.
2. Takeoff Basics
- Count all outlets, switches, lights, and specialty devices.
- Measure conduit and wire runs in linear feet, by size and type.
- Break out takeoff by system: Lighting, Power, Special Systems, Feeders, Panels.
- Use color coding on plans for visual clarity.
- Don’t forget: grounding, junction boxes, and firestopping!
Use the circuit numbers shown on the plans to determine panel association.
3. Manhour & Labor Estimating
- Receptacles & Switches: ~0.5 hr each (surface mount), ~0.7 hr (flush)
- Lights: 0.75–1.5 hrs depending on size/height
- Conduit:
- EMT 3/4": ~0.15 hr/ft
- PVC 1": ~0.12 hr/ft
- Wire Pulling: 0.05–0.10 hr/ft depending on size
- Panels: 4–8 hrs depending on size and breakers
Adjust labor factors based on ceiling height, working conditions, and conduit support types.
4. Building the Estimate
- Material Cost: Use current price sheets for conduit, boxes, devices, fixtures.
- Labor Cost: Total manhours × labor rate (e.g., $80/hr)
- Breakout: List Lighting, Power, Fire Alarm, and Feeders separately
- Overhead & Profit: Apply based on your business structure (e.g., 15% markup)
- Final Estimate: Material + Labor + OH&P
