•The AIA stands for the American Institute of Architects
•The AIA’s documents and forms are recognized as the benchmark documents for managing transactions and relationships involved in construction projects
•The history of AIA documents begin in 1888 when the first uniform contract between an owner and contractor was produced. In 1911, the AIA published its first standardized general conditions for construction
•The AIA’s prominence in the field is based on 132 years of experience creating and updating its documents
•Approximately 200 Forms & Contracts
•Define the relationship & Terms involved in design and construction projects
•Created by the AIA Contracts Document Committee
•The Committee are a group of about 35 individuals with backgrounds in design, construction, law and insurance
•The Committee drafts these documents for sale to be used by professionals in the construction industry
•The documents can be purchased as a template and the project details can be completed by the contractor
Types of Documents
•Contracts – Written agreements that identify the parties' roles and responsibilities
•Forms – Forms that aid in contract administration and project management. Examples – Changes orders, payment applications
•Exhibits – Attachments to agreements that are discussed and finalized ahead of time. Example: Sustainable Project Exhibit

•A103 O/C Agreement – Cost of work plus fee, with out GMP
•Note that the Architect and the Contractor do not have an actual contractual relationship but Form A201 as an umbrella form that coordinates the responsibilities of those involved.
