Module 1: Project Manager (PM) Roles & Responsibilities

Learning Objectives

  • Understand the full scope of what a Project Manager (PM) is responsible for.
  • Identify key documents PMs use to guide a job.
  • Learn how PMs manage cost, manpower, materials, and quality.
  • Recognize how PMs interact with all project stakeholders.

Core PM Duties

Pre-Construction:
- Review contract, specs, and plans
- Build baseline schedule
- Coordinate with estimator to confirm scope

Execution:
- Track manpower hours and crew efficiency
- Manage material deliveries
- Issue RFIs and manage submittals
- Coordinate with subcontractors

Communication:
- Daily contact with field foreman
- Weekly reports to owner/GC
- Update logs: RFI, change order, submittals
- Coordinate inspections

Closeout:
- Submit warranties, O&Ms, and as-builts
- Walk project with owner
- Ensure punchlist is completed
- Final billing and retention release
