📚 Materials Acquisition for MEP Contractors

Learn how to source, purchase, and manage materials effectively in the Mechanical, Electrical, and Plumbing trades.

1. The Supply Chain

Understand the flow from manufacturer → distributor → contractor → jobsite. Identify who the players are and how they affect cost & schedule.

2. Procurement Methods

  • Buy-Out: Large orders upfront, best for bulk pricing.
  • Just-in-Time: Small deliveries as needed, best for tight jobsites.
  • Know the difference between long-lead items (custom equipment) and commodity items (pipe, conduit).

3. Estimating → Purchasing

Your estimate becomes your shopping list. Accuracy in takeoff = accuracy in purchase orders = profit protection.

4. Vendor Relations

Build strong relationships. Negotiate pricing, terms, and delivery schedules. Strong vendors save you time and money.

5. Logistics & Jobsite Management

Plan for limited storage, theft prevention, and delivery calendars. Coordinate staging with other trades.

6. Technology in Procurement

Use spreadsheets, ConstructIQ, or vendor portals to track orders, deliveries, and inventory.

7. Risk Management

Protect against price escalation and use submittals for approved substitutions. Avoid cash-flow risks.
