Learn the Basics of Demo Plan Reading & Estimating
1. Understanding Demo Plans
- A Sheets: Look for “Demolition” notes or layers (existing to be removed).
- Demo Legends: Dashed lines or hatch patterns showing removed walls, ceilings, etc.
- Mechanical/Electrical Plans: Indicate equipment, ducts, conduit to be demoed.
- Scope Notes: Read general demolition notes and keyplan callouts carefully.
Use different colors to identify wall, floor, ceiling, and utility demolition areas!
2. Takeoff Basics
- Count and measure all removals: walls (LF), ceiling (SF), fixtures (each).
- Document haul-off requirements (demo + debris).
- Include patching or prep for following trades.
- Separate selective, total, and structural demo scopes.
Note all sawcutting, slab removal, or hazardous material areas!
3. Manhour & Labor Estimating
- Wall Demo: ~0.2–0.3 hr/LF
- Ceiling Demo: ~0.1–0.2 hr/SF
- Fixture/Equipment Demo: ~0.5–1.0 hr/each
- Haul-Off & Dump Fees: Calculate by yard or ton
Add crew hours for loading, transport, and safety procedures!
4. Building the Estimate
- Labor Cost: Based on total hours × demo rate (e.g., $55/hr)
- Debris Cost: Estimate dumpster rental and tonnage fees
- Overhead & Profit: Add markup (typ. 15–25%)
- Special Conditions: Factor in permits, night work, containment
